Number of Persons & Linen
The number of occupants must not exceed the number shown on your booking confirmation. Any increase in numbers must be agreed in advance and will incur an additional fee.
Two bath towels, pool towels and bathrobes each are provided per suite for the duration of your stay. Missing towels and bathrobes will be charged to the guest at $85.00 per bathrobe and $45.00 per towel.
Arrival & Departure
Check In is available from 2 p.m. on the day of arrival and check out time is 11 a.m. on the day of departure. We will try our best to accommodate requests for extended times, subject to availability. Keys will be available at the property upon arrival please read instructions in the final confirmation email regarding key collection and /or security codes.
Payments must be made by credit card or bank transfer.
For bookings of 30 days or less prior to date of check in, payment in full is required at the time of booking.
For bookings of more than 30 days prior to date of check in, a deposit of 50% of the tariff is required at the time of booking.
Final payment must be made 30 days prior to your arrival.
A credit card imprint is required on arrival to cover any loss or damage caused by you during your stay.
A $55 non refundable booking fee applies to all bookings.
All cancellations must be made in writing by the person who made the booking.
For cancellations 30 days or more prior to arrival, your 50% deposit less the non-refundable booking fee of $150 will be refunded in full.
The Deposit is 50% of the Tariff.
For Christmas, New Year, January, Easter, Schoolies and Writer’s Festival, 3 month’s notice of cancellation is required.
If your booking is cancelled less than 30 days prior to arrival (3 months for Christmas, New Year, January, Easter, Schoolies and Writer’s Festival) then refund of your payment is subject to a confirmed re-booking of the property( less a booking fee of $150.00).
The booking is made in good faith and may be subject to change. Should the property be unavailable for reasons beyond our control, reasonable endeavours will be made to offer alternative comparable accommodation. The description of the property is given in good faith and no responsibility will be accepted for claims of misrepresentation.
The owner and agent of the property do not condone unsafe, unruly, irresponsible or illegal conduct/behaviour on the premises during your stay. The Owner and Agent accept no responsibility for any actions, incidents, loss, damage or injury sustained during your stay at the premises. The Guest accepts and agrees that a condition of the stay and use of facilities at the property is that all guests indemnify and agree to keep indemnified the Owner and Agent against all liability whatsoever and howsoever arising including but not limited to any actions, incidents, loss or injury sustained during their stay at the property.
Excessive Noise and functions including parties are not permitted as these events may cause disruption to neighbours. If a security company is called out to the property to investigate complaints of excessive noise or anti social behaviour, the guest will be charged $200 per call out which will be taken from the security deposit. After one warning, the guest may be evicted with loss of rent and security deposit.
Please keep the volume of the television in your room down so as not to disturb the peace and quiet of other guests.
For the comfort of all guests, no smoking is allowed on the Property, including the grounds of the Property. Thank you for your understanding.
The open plan living/dining areas are for the use of all guests. You are welcome to use the kitchen but please wash up all utensils, plates and cutlery and stack in the dishwasher. The dishwasher will be turned on each morning. Please dispose of all wine/beer bottles in the recycle bin located in the grounds of the Villa.
Loss of keys will incur a charge of $50 and a $25.00 call out fee if misplaced and these charges will be charged to your credit card or deducted from your security deposit.
We accept no responsibility for the personal property of guests so please take care .
To ensure better security for guests, the Main Gate will be opened daily at 8 a.m. and closed at 9 p.m. Guests may use the side gates to access both Villas when the Main Gate is locked.
On site parking is available for 4 cars and parking is available on Dryden Street. If you arrive or intend to depart during the hours when the Main Gate is closed, please park on Dryden Street.
Check Out time is strictly 11 a.m. to allow time for the suites to be serviced for incoming guests. If you like a late check out, a half day rate will apply subject to availability. We are happy to store your luggage should your airport transfer be coming later in the day.
